Best places to live in Pattaya: an area guide
No single area of Pattaya suits every buyer. Jomtien suits buyers who want a long, calm beach, Wongamat suits those who want a beachfront tower in the north, Pratumnak sits on a headland between the two, Central Pattaya is the city itself, and East Pattaya is where detached houses and international schools are found.1 The right choice depends on whether you want to walk to the sea, to a hospital or to a school.
This guide goes through each area, then covers hospitals, schools, airports and the starting prices of the new developments Keybaan lists across Thailand. Prices are guide prices from the listing cards, which were checked on 22 October 2026.
How Greater Pattaya is laid out
Pattaya is about 150 km south east of Bangkok on the east coast of the Gulf of Thailand. The city is a special local government area inside Bang Lamung district, covering Nong Prue and Na Klua and parts of Huai Yai and Nong Pla Lai, with a registered population of 119,532.1 The tourism authority's Japan office gives about 160 km, so treat 150 to 160 km as the range.2
The built up area is wider than the municipal boundary. Pattaya has grown into neighbouring sub-districts, so the Greater Pattaya that most residents mean includes Bang Lamung and Jomtien as well.1 For a buyer this means an address described as Pattaya can be several kilometres from the central beach, so check the exact location of any project.
The tourism authority's Japan office describes Naklua in the north as the part that keeps traces of the old fishing village, and Jomtien in the south as calm and popular with families.2
Jomtien
Jomtien Beach runs for about 6 km, and the same tourism source recommends it for families.3 That is far longer than the 1.3 km of Wongamat.
Several Keybaan listings sit on the Jomtien side. Pristine Park III on the Thepprasit side carries a guide price from THB 1,930,390, while Skypark Lucean Jomtien Pattaya (phase 1) and Aquarous Jomtien Pattaya carry guide prices from THB 4,580,000 and THB 4,800,000. Grand Solaire Pattaya on Thappraya Road shows From THB 3,075,000.
Jomtien Hospital is at 234/1 Moo 11, Nong Prue.4
Pratumnak
Pratumnak is a headland between South Pattaya, where Walking Street is, and Jomtien. Two commercial area guides give straight line distances from the Big Buddha of about 1.6 km to Walking Street and 2.1 km to Jomtien Beach, and describe Cosy Beach as a small cove about 2.5 km south of Walking Street.56 They are straight line figures from commercial guide sites and low confidence, so confirm them on a map.
Keybaan lists Siam Oriental Oasis in Pratumnak with a guide price from THB 2,588,000, and SEA SKY Pattaya, a beachfront project, with a guide price from THB 6,422,175.
Wongamat
Wong Amat Beach is in Na Kluea in northern Pattaya, on the Nakluea Bay peninsula. It is 1.3 km long and has no beach road running along it. It saw heavy condominium development in the 2010s and is described as one of the most expensive neighbourhoods in Pattaya.7
The Keybaan listings here run from Love It Wongamat Beach, a pre-launch project with a guide price from THB 2,340,000, to Soondri Wongamat, a beachfront high rise with a guide price from THB 9,180,000. Compare the two cards before deciding how much of the budget goes on the beachfront.
Naklua
Naklua is the northern end of the city and keeps the character of the old fishing village.2 Bangkok Hospital Pattaya is on Sukhumvit Road at Km 143 on the Naklua side, according to the operator's directory.8
Keybaan lists dcondo Vite Pattaya in North Pattaya and Naklua with a price from THB 1,790,000, and The Coral Pattaya in the same part of the city with a guide price from THB 2,600,000.
Central Pattaya
Central Pattaya is the city itself. Pattaya Memorial Hospital is at 328/1 Moo 9, Central Pattaya Road, in Nong Prue, and Pattaya International Hospital is on Pattaya 2nd Road.910
Harmonia City Garden, a low rise condominium in Central Pattaya, is listed From THB 2,650,000, and Grand Solaire Noble, a high rise, is listed From THB 3,199,000. At the top of the range, Opal Village in Central Pattaya is listed as pool villas From THB 39,900,000.
East Pattaya
East Pattaya is the area of detached houses and pool villas. The prices are not comparable with condominiums by the beach, because a house on its own plot is a different product.
Coco Ville in East Pattaya (Pong) is listed From THB 6,000,000 for three bedroom houses, and Layan Chak Nok, pool villas of three to five bedrooms, carries a guide price from THB 10,490,000.
Two international schools lie to the east. Regents International School Pattaya says it is just off the junction of motorways 7 and 36, 20 minutes from the centre of Pattaya and 70 minutes from Suvarnabhumi Airport.11 Rugby School Thailand is in Khao Mai Kaew, also east of the city.12
Na Jomtien
Na Chom Thian, usually written Na Jomtien, is a sub-district of Sattahip District rather than Bang Lamung. It is on the southern fringe of Pattaya, its coast is Ban Amphur Beach, which continues south from Jomtien Beach, and it is about 175 km from Bangkok. It is known for Nong Nooch Tropical Garden.13
Keybaan has no Na Jomtien price to show at present, so the starting price for this area is pending.
Hospitals and schools near these areas
The hospitals and the two international schools are named in the area sections above, with the addresses each operator publishes. Check fees, intake and admissions directly with each school, because this guide makes no claim about rankings or catchment areas.
Getting around and reaching the airports
U-Tapao Rayong Pattaya International Airport lists Pattaya City as 39.1 km away.14 Regents International School gives 70 minutes from Suvarnabhumi Airport to its site, which gives a sense of the road time from Bangkok's main airport.11
A rail link between Pattaya and U-Tapao is a plan only. Pattaya Mail reported on 6 July 2026 that the government backed a faster build after a private deal ended, and nothing is operating.15 Do not buy on the assumption that a rail service will exist.

Frequently asked questions
Which area of Pattaya suits families?
Jomtien is the part of Pattaya the tourism authority's Japan office recommends for families, with a calm beach of about 6 km. The international schools are east of the city, 20 minutes from the centre in the case of Regents International School, so families often weigh the beach against the school run.
Is Wongamat the most expensive area?
One encyclopaedia entry describes Wongamat as one of the most expensive neighbourhoods in Pattaya after heavy condominium development in the 2010s. On Keybaan the cards range from a guide price from THB 2,340,000 to THB 9,180,000 within Wongamat, so the beachfront towers sit at the top of that range.
How far is Pattaya from the airports?
U-Tapao lists Pattaya City as 39.1 km away, and a school east of Pattaya gives 70 minutes from Suvarnabhumi. A rail link to U-Tapao is only planned.
Can I compare East Pattaya prices with condominium prices?
No. East Pattaya prices on Keybaan cover detached houses and pool villas, which are a different product from beachfront condominiums.
