Who we are

What we collect
When you send an enquiry we collect your first name, mobile number and country code, email address, what you are looking for, the product, project and budget you choose, and on the home page questionnaire your budget, the areas, property type, number of bedrooms and timescale you choose, and the messaging app you would like us to use, your preferred contact method, the unit you asked about (if any) and which consent boxes you ticked, with the time, the consent wording version and the page you sent the form from.
We also record how you found us: the campaign tags in the link you followed (utm_source, utm_medium, utm_campaign, utm_term, utm_content), Google and Meta click identifiers (gclid, fbclid and fbc), the Meta browser ID cookie value (fbp) if your browser already holds one, the referring website, the first page you landed on, and the type of device. To connect your first and latest visits, this website stores this information in your browser in a first-party cookie for 90 days. This website has no analytics or advertising pixels.
When you send the form, our form provider (Netlify) also records your IP address and browser type, and uses them to filter spam. The form also contains a hidden field to block automated spam.
Why we use it
To reply to your enquiry by your chosen method, send you information about properties and arrange viewings. If you tick the second box, we also send occasional emails or messages about new projects, price list updates and resale properties. You can unsubscribe at any time. Ticking the second box is never a condition of a reply.
We use your details on the basis of the consent you give by ticking the boxes on the form. You can withdraw your consent at any time.
Who we share it with
When you arrange a viewing or reserve a property, your details are shared with the developer of the property you choose, so that you can be registered as our client and the contract can be prepared. We do not pass your details to any other agent.
Systems that store your data
- Website hosting and form submissions: Netlify, Inc., a company based in the United States.
- Email: the email provider of our mailbox, sales@keybaan.com.
- WhatsApp, if you message us there: WhatsApp is a Meta service.
- Customer records: the customer records system we use to manage enquiries.
Some of these services store data outside Thailand, so your data may be transferred abroad. We make these transfers under section 28 of the Personal Data Protection Act B.E. 2562 (2019).
How long we keep it
If you have not given marketing consent and we have had no contact with you for 24 months, we delete your enquiry. If you buy a property, we keep the records the law requires for as long as it requires them.
Your rights
You can ask us for a copy of your data, to correct it, to delete it, or to stop contacting you, and you can withdraw consent at any time, by emailing sales@keybaan.com. You can also complain to the Office of the Personal Data Protection Committee in Thailand. If you live in the United Kingdom, you can also complain to the Information Commissioner's Office.
